Buying roofing materials in Melbourne sounds straightforward. You measure up, you order, you install. What could go wrong?
Quite a lot, as it turns out — and the cost of getting it wrong isn’t just the materials themselves. It’s the labour to fix it, the potential VBA compliance issue, and occasionally the water damage from a job that wasn’t done quite right.
At Singh Roofing Supplies, we work with Melbourne homeowners, owner-builders, and tradies every day. We know exactly where the buying process goes off the rails — because we see it, and sometimes we’re the ones who help people untangle it after the fact.
These are the eight mistakes we see most often. Every one of them is avoidable.

Mistake 1 — Choosing the Wrong Steel Gauge
This is the single most common purchasing error we see, and it’s completely understandable because gauge differences aren’t obvious until you’re holding two sheets side by side.
Colorbond® corrugated roofing comes in 0.42mm and 0.48mm gauges. Most homeowners default to 0.42mm because it’s the entry-level price point. But for exposed roofs, larger spans, or homes in Melbourne’s hail-prone western and northern suburbs, 0.48mm is a meaningfully stronger sheet.
The price difference per metre is small. The structural difference under a serious hailstorm is not.
- 0.42mm: Suits standard residential roofing with close purlin spacing. Our most popular everyday choice.
- 0.48mm: Recommended for wider spans, exposed locations, and anywhere hail risk is elevated.
🛒 Colorbond® Corrugated Roofing 0.42mm — $17.49/m → Shop Now 🛒 Colorbond® Corrugated Roofing 0.48mm — $19.50/m → Shop Now
Our advice: If you’re unsure which gauge your project needs, call us before you order. It’s a five-minute conversation that can save you from a costly re-sheet.
Mistake 2 — Mismatching Profiles When Extending or Replacing
If you’re adding to an existing roof — extending a pergola, replacing a section damaged by storm, or adding a patio — you need to match the profile of what’s already there. Not close to it. Exactly.
Corrugated and trimdeck are not interchangeable. Neither are different corrugated profiles from different manufacturers, which can have subtly different rib spacing and height. Mismatched profiles create overlapping problems, drainage issues at the junction, and an end result that looks wrong and potentially leaks.
We stock Corrugated, Trimdeck, and Metlok 700 profiles. Bring in a sample of your existing sheet if you’re matching to something already on the roof — our team can identify it.

Mistake 3 — Skipping Flashings (and Paying For It Later)
Flashings are not optional extras. They are the waterproofing at every joint, edge, penetration, and transition in your roof system — where one surface meets another.
Yet we regularly see homeowners scope out a roofing job, price the sheets and screws, and completely forget to budget for flashings. Then they either skip them to stay within budget, or they’re surprised when the quote from their tradie is higher than expected.
Skipped or poorly installed flashings are one of the most common causes of roof leaks in Melbourne. They’re not the glamorous part of the job, but they’re arguably the most important.
We stock a comprehensive range of flashings at our Truganina warehouse — including fast flashing, metal roof flashing, custom options, ridges, barges, and rain heads.

Rule of thumb: Budget for flashings from day one. If the quote looks too good because flashings aren’t itemised, ask why.
Mistake 4 — Not Checking Warranty Before You Buy
Melbourne’s roofing supply market has a wide range of product quality — from premium, warranted Australian-manufactured products to cheaper imported alternatives with little to no warranty documentation.
When something fails two summers in, you want a warranty you can actually act on.
Before purchasing any roofing sheet or accessory, check:
- What does the warranty actually cover? (material defect only, or weather performance too?)
- Who backs the warranty? (manufacturer, or just the reseller?)
- Is it to Australian Standards? (look for AS/NZS certification marks)
- How long is the warranty period? (10 years is a reasonable minimum for quality Colorbond® and Laserlite products)
The Laserlite 2000, for example, carries a 10-year warranty against weather breakage and hail impact up to 25mm — that’s a real, testable commitment for Melbourne conditions. Our warranty information page has the details for every brand we stock.
Mistake 5 — Ignoring VBA Compliance Requirements
This is the one that catches owner-builders and keen DIYers most off guard.
Victoria’s building framework — administered by the Victorian Building Authority (VBA) — sets requirements for roofing work that go well beyond just choosing the right materials. Structural roofing work on a home typically requires a building permit and must be carried out by or supervised by a registered building practitioner.
What catches homeowners out:
- Replacing more than a certain area of roof sheeting may trigger permit requirements
- Polycarbonate roofing over 36m² of floor area may require compliance documentation
- Using non-compliant materials (wrong fire rating for bushfire attack levels, incorrect structural grade) can create insurance voidance issues
- Work that doesn’t comply with the National Construction Code (NCC) can affect property resale
Our advice: Before you start any roofing project beyond basic maintenance, check the VBA website at vba.vic.gov.au for current permit thresholds. If you’re an owner-builder, the VBA’s owner-builder guide outlines exactly what you can and cannot do yourself under Victorian law. (Source: Victorian Building Authority, vba.vic.gov.au — guidance current as of 2025)
We can tell you which products meet Australian Standards. We can’t advise on whether your specific project needs a permit — that’s a conversation for the VBA or a registered building surveyor.

Mistake 6 — Not Matching Materials to Your Existing Roof Pitch
Every roofing material has a minimum recommended pitch. Install a product below its rated pitch and water won’t drain correctly — it’ll sit, find its way into overlaps, and eventually work through.
Common minimum pitch requirements:
- Corrugated metal roofing: Minimum 5° in most configurations
- Trimdeck: Typically minimum 1° for concealed fix applications
- Polycarbonate corrugated sheets: Generally minimum 5°, sometimes higher depending on product and overlap
- Multiwall polycarbonate: Varies significantly by product — check the specification sheet
If you’re adding a patio cover or pergola roof to a shallow-pitch frame, this is where material selection genuinely matters. Choosing the wrong product for the pitch will create a maintenance problem from day one.
Not sure what pitch your frame is running? A simple digital level app on your phone gives you a usable measurement in seconds.

Mistake 7 — Buying the Wrong Fixings for the Job
Roofing screws are not interchangeable with general-purpose screws. And even within roofing screws, the right choice depends on:
- What you’re fixing into — timber batten vs. steel purlin require different thread types
- What you’re fixing through — metal roofing, polycarbonate, and fibreglass each need specific screw and washer combinations
- Corrosion class — in coastal areas within 1km of salt water, Class 4 fixings are the minimum; Class 3 inland
Using the wrong screw class in a coastal Melbourne suburb — Brighton, Williamstown, Altona — is a common mistake that causes rust bleed within a few seasons and potentially voided warranties on the roofing sheets themselves.

Mistake 8 — Buying Online Without Checking Availability for Your Length
Here’s a practical one that surprises people. Roofing sheets are sold by the metre, but they ship and handle in specific lengths — and not every length is available in every profile, colour, or gauge.
If your project needs 6.3m runs but the product you’ve chosen is only stocked in lengths up to 6.0m, you’ve either got a join to manage or you need to switch product. Finding this out after you’ve scaffolded and framed up is a frustrating and expensive conversation.
Before you order, confirm:
- Maximum available length for your chosen product
- Whether your required colour is in stock or needs to be ordered (Colorbond® colours have different stock lead times)
- Minimum order quantity for some accessory items
Call us before you order if your job has non-standard lengths. It’s much easier to solve before the sheets are cut.

Frequently Asked Questions (FAQs)
1. Do I need a building permit to replace my roof in Victoria?
Structural roofing work in Victoria typically requires a building permit and a registered building practitioner. Work scope, area, and whether it’s repair or replacement all affect this. Check current requirements at vba.vic.gov.au before starting.
2. What’s the difference between 0.42mm and 0.48mm Colorbond® roofing?
Both are quality Colorbond® steel. The 0.48mm gauge is thicker and stronger — better suited to wider purlin spans, exposed locations, and higher hail-risk areas. The price difference per metre is small relative to the structural improvement.
3. Can I buy roofing supplies directly from Singh Roofing Supplies as a homeowner?
Yes. We supply retail customers, owner-builders, and tradies from our Truganina warehouse. You can order online with Australia-wide delivery or collect in person. Trade accounts are available for regular trade customers.
