Soudal Multibond SMX25 Flex & Seal is a high quality, low modulus, single component, permanently highly flexible joint sealant with a higher viscosity. It is based on SMX polymer and accommodates movement of +/-25%, making it ideal for internal and external applications where joints move. SMX25 has excellent UV resistance and elasticity, can be sanded and painted with most types of paint, and once cured forms a strong, flexible, waterproof seal that bonds to a wide range of substrates, including damp and wet surfaces.

What You Need To Complete The Job

Frequently Asked Questions
What does low modulus mean?
A low modulus sealant stays soft and flexible after curing, so it can stretch and compress with joint movement without putting stress on the substrate. That is what lets SMX25 handle +/-25% movement.
Why is the higher viscosity useful?
The higher viscosity keeps the sealant in place in vertical and overhead joints, so it does not sag or run before it skins. That makes it easier to tool a clean joint profile.
Can I use it on a roof?
